The project is located near by the estuary of Pudong New District in Shanghai, and the natural landscape resources have high exploitable value. Its unique geographical location and environmental advantages provide a higher plasticity for the project.

 设计分析 

在原有方案的基础上,打破原有布局和形式。由19个独立的商业单元组成一个新的商业街区。每个单元都是单独出租的,由二楼的露台连接,形成屋顶花园。文化中心也进行了更新,以提高其空间的质量,并为顾客提供更好的体验。

项目的设计整合了不同的功能业态,结合郊野公园的环境资源,形成了港区的旅游集散中心和动态商业街区。

On the basis of the original scheme and break the original layout and form. A new commercial block is created by 19 independent commercial units. Each unit is rented separately and connected by the terrace on the second floor to form the roof garden. The culture center is also being updated to enhance the quality of its space and to provide a better experience for customers.





 物种保护 

场地给人的第一印象即为其大量的覆盖植被,所以如何针对现场已存的植被进行定制化设计也成为本项目的一大难点。为了得到准确的数据并制定合理的退让保护策略,在甲方与测绘单位的共同协助下对场地内的各项数据进行了多次的测绘。经多次测量之后,沿江及场地西侧保留大型乔木共38棵,其中改造建筑粮仓周围有保护乔木 13株,大夫第保留建筑有沿江保护乔木 7株,自来水厂保留建筑周围有保护乔木 11株以及上大夫院子建筑周围有保护乔木 7株。测绘数据包含保留树种的树冠影响范围(S)、树高(H)及海拔高度(A)。

The first impression of the site is its large amount of covered vegetation, so how to customize the design for the existing vegetation on the site has also become a major difficulty of the project. In order to obtain accurate data and formulate reasonable concession protection strategies, party A and the surveying and mapping unit jointly assisted to carry out surveying and mapping for various data in the site for many times. After many measurements,  there is a total of 38 large trees were retained along the river and on the west side of the site, among which 13 were protected around the reformed building granary, 7 were protected along the river for the Docudui building, 11 were protected around the waterworks building and 7 were protected around the Shangdafu yard building.The mapping data included canopy impact range (S), tree height (H) and altitude (A) of the reserved species.


项目的原始场地较为复杂,其中高达70m的垂直高差为设计本身带来了很大的困扰。红线范围内可使用的平缓台地大概占约70%,但由于此范围内遗存的84栋建筑以及68棵历史古树的存在,剩余的可建筑范围较为局促。故设计团队需要对场地范围内的现状进行多次评价和考量,对已有建筑进行拆除或改建,并对有保留价值的古树进行避让。此外,场地范围内的几处人文遗迹以及洪水位的高度也需要被列入考量范围。

The original site of the project is relatively complex, in which the vertical height difference of up to 70m brings great trouble to the design itself. The usable flat platform within the red line accounts for about 70%, but the remaining usable platform is relatively limited due to the existence of 84 remaining buildings and 68 historical old trees within the red line. Therefore, the design team needs to evaluate and consider the current situation within the site for many times, demolish or reconstruct the existing buildings, and avoid the old trees with preservation value. In addition, several cultural relics and flood level heights within the site area are required be taken into account.       




 总体规划设计 

项目以庭院为规划元素,创建经验的商业空间设计方法的空间封闭,公共服务,形成一个令人印象深刻的三维块;同时,结合接近机场的优势,整合资源的在线旅游服务平台和国家公园,该项目结构复杂的旅游服务中心。简约的去风格化造型,海边风格的艺术气息,打造生态环境优越、独具标杆的商业旅游社区。

The design of the project integrates different functional formats and combines with the environmental resources of the country park to form a tourist distribution center and a dynamic commercial block in the port area.

The project takes the courtyard as the planning elements, creates the experiential commercial space through the design method of space enclosure, and forms an impressive three-dimensional public service block;At the same time, combining with the advantages of being close to the airport, integrating the resources of online tourism service platform and the country parks, the project constructs a complex travel service center. With the minimalist modeling of de-stylization and the artistic flavor of seaside style, the building is designed to be a unique benchmarking commercial tourism community in a superior ecological environment.

项目总用地面积为64754平方米(约为96亩), 一期用地范围31900平方米(约为48亩), 其中23300平方米(约为35亩),大约占比73%。基于适建范围的分布与场地高度的变化,可将项目分为四大片区并基于对场地8个维度因素的评估,将场地高程梳理出三个台地,不同高度上的设计,同时解决视线交流,产品分级,高差处理的问题。同时基于场地内原始记忆点及景观节点打造,形成以王母洞自来水厂为公共开放区域,一心两翼六片区的规划理念设计。

The total land area of the project is 64,754 square meters (about 96 mu). The first-phase land area is 31,900 square meters (about 48 mu), of which 23,300 square meters (about 35 mu) accounts for about 73%. Based on the distribution of the suitable scope and the change of site height, the project can be divided into four areas. Based on the assessment of eight dimensional factors of the site, the site elevation can be sorted out into three platforms, and the design on different heights can solve the problems of line of sight communication, product classification and height difference treatment. At the same time, based on the creation of original memory points and landscape nodes in the site, the planning concept of wangmu Cave Waterworks as a public open area with two wings and six areas is formed.








 结构分析 






 改造分析 

其中粮仓区域作为最先动工的门户区域,我们希望能在新建筑上看到历史文化元素的传承与保留,于是对最主要的粮仓进行原拆原建的改造。在保留其传统元素的基础上使用其原始的建造材料,使本地的居民与来往的游客能忆起这里原本的样子。而位于靠山崖一侧两栋囤粮站将被一座新建的公寓代替,公寓亦将使用本地传统青砖作为表皮材料,并结合川渝地区特有的竹编来构成令人印象深刻的立面印象。在此之后,沿江与山崖一侧的酒店别墅也将陆续建立。

Among them, the granary area is the first gateway area to be started. We hope to see the inheritance and preservation of historical and cultural elements in the new building, so the main granary was demolished and rebuilt. The use of the original construction materials while retaining its traditional elements enables local residents and visitors to remember what the place was like in the first place. The two grain storage stations on the side of the cliff will be replaced by a new apartment building, which will also use local traditional black brick as the skin material, and combine the unique bamboo weaving in Sichuan and Chongqing area to form an impressive facade impression. After this, the hotel villas along the river and the side of the cliff will be built in succession.
